I will try this in english: Short, pro: -Superb view on the Bay -Great Staff -Great potential -Beautyful neighborhood/surroundings/region Cons: -Complete lack of maintenance of the rooms -Some cleaning problems -Outdated menu in the restaurant/lack of ingredients -judging by the fruit bowls, and some others, hotel and the restaurant is not HACCP compatible.. -Because of the cons, not good price/value ratio. Long: We had choose this hotel, for the jacuzzi(this will be important later), it looked nice on the photos, also the price was ok. However we should have read the other google reviews, as we encountered some problems reported already years ago. The hotel is in a perfect location, superb view to the Kotor-bay, and Perast is a nice little XV-XVII era town, full of with stairs, and narrow passages(NOTE: DO NOT choose this town if you have any sort of movement/mobility disability as the town has only 1 street-the main road- on the upper part of the town, and you have to use stairs if you want to go anywhere. And i mean lots of stairs). The restaurants next to the sea are also excellent. The hotel itself lies next, and a bit below of the main road, it has a parking lot, which is a must in the Kotor-bay, too much cars, to few parking spaces. The hotel has 2 buildings, a pool, and a small restaurant. The pool is nice, and u have a panoramic view from there. The restaurant menu is outdated, also lacked some ingredients, but what they had, it was very well done. However do not dare to order fruit bowl, as one day they served one with rotten apples , and on the other the dried fig/draissin bowl contained some worms(!!) and bugs. And now my main problem: The rooms are seriously lacking maintenance. They had to relocate us, because the gave us the first room with broken jacuzzi. Literally broken, no hotwater, its pump was also out, and it was leaking water on the floor. The a/c was also faulty, so was the towel dryer. 2 days later we were relocated, and the new rooms jacuzzi..guess what, it was clogged, the pump could not take in water, also it took like 15-30 mins to dry up. At least it had hot water, so we could bath in it. The shower was also clogged, and had some mold on it.. The glass was provided in the bathroom(only 1) was dirty as well. The A/C wasnt cleaned in this season, and was faulty here just like the one in the previous room(no cold air, and red operation light flashing like hell). The staff is super friendly, and helpful, most of them speak english well (same goes for always everyone in the industry in Perast, or Kotor). They arranged a private boat tour, and called cab whenever we wanted, or helped with everything else. I gave a 3 star because of we were given a 10-15% compensation, also the staff, and the location of the hotel, otherwise it would have been a 1-2 star. This hotel is a prime example when owners just simply doesnt care, just taking out the money, while the staff tries to keep everything in one piece, and keep the guests happy. Its very familiar from my country..

I was looking forward to our stay at this hotel after reading the reviews and also I thought I had carefully selected the hotel and the room which was a junior suite. The cost for 2 nights was 280 euros. We arrived and we were shown our room which was nice but then we discovered the AC was not working and further the hotel admitted that this particular room had problems with the AcC. The tempreture in Montenegro was approx 31 degrees and it was obvious we needed AC. The manager did look slightly baffled as to how to resolve this issue as the engineer was not in a hurry to fix this problem. Eventuly at my insistence we were given the another room. Which was the penthiuse room. Now this room was huge with a living area etc but the deco was questionable. The WiFi throughout our stay was not he best. What was nice about this hotel is the view from our window and from the terrace where we had breakfast. The breakfast was perfectly adequate. The staff were nice. I think I was just disappointed that the hotel accepted our booking knowing the AC was not working and whilst they gave us the penthouse ...I would have preferred the junior suite. I am not sure about this hotel and don't think I would recommend. I think I did not recieve value for money.

The Hotel has very big potential however there are several issues which need to be addressed: First of all the view when having the very good breakfast is spectacular. The rooms are nice however in the bathroom there was often a very foul smell coming from the bottom and also there were spots which were not cleaned at all during the week. The pool area is nice, however when the hotel is full it is too small for the amount of guests. Regarding mobility - if you are disabled and have very small children you will have a very difficult time to get into Perast as there are about 180 steep steps to be covered in each direction. The staff really tries to do their best however we believe that a big part of them are students working there during the peak summer months. Private parking is great. The next is not regarding the hotel but if you are looking for a "classical" beach, Perast will disappoint you as they do not have such a beach - only reefs where you can get into the water via steps while cars are passing you 1m away, so unfortunately no privacy at all..better to book somewhere else if you want to enjoy nice beaches.

Amazing place, beautiful view, great staff, high hospitality. Delicious food, which I honestly didn't expect. Their restaurant is simply amazing. The rooms are specious and clean. Parking really means a lot. It's not really close to the beach, you have to climb a bit, but the view, parking, rooms, food definitely worth it. Also if you like to travel to different beaches it's great place.
